Lovely guesthouse in the heart of Edinburgh

What a lovely guest house this is! We were driving down from Aberdeen for a concert in Edinburgh, and we arrived after reception closed due to traffic jams. The guest house contacted us and gave instructions on how to get into our room. The guest house was lovely. Our room was really nice. The whole place was so clean. Breakfast in the morning was excellent and well cooked, and it was very reasonably priced. Would highly recommend this lovely guest house

Dirty room and dodgy security. Don't bother.

A very odd check in experience - received a text with the code to the key lockbox. But no keys inside and a note on the door with a mobile number to call. I did get the key to the room - which was not at all clean. Dusty with a large brown stain on the carpet near the bathroom. The lock on the room door was a poor yale lock and having sat in the restaurant opposite and observed people coming and leaving the main door open and others just wandering in I decided not to stay there. It was probably a nice place once. But it now needs a decent clean and a refurb. And some owners who meet and greet guests. For the same price you can stay in the Premier Inn.

Disappointing, by chance we got access as there is seldom anyone at the guest house. The room was poor, peeling wall paper, mouldy shower, loo seat broken, back garden in need of TLC , poor decor etc etc etc Never really acceptable especially when you pay top dollar. Breakfast was nice and the service good but not included in the price ?????

We had 2 rooms for a night this weekend. The 4 poster room was disappointing and not worth the money paid. Very tired decor and furniture. Wallpaper coming off and just generally needs a refurb. Breakfast was not included and cost extra £8.50 each. It was a good breakfast. However the breakfast room was again tired in decor with wallpaper hanging from ceiling. Good location. Sent email 2 days before arrival via booking . Com for advice on where to park. No reply revived and we had problem finding space

Not impressed! I checked the reviews before we booked and overall it sounded pretty good but don't be fooled by the website! After booking I emailed the owners twice about checking in and had no response on either occasion. A phone call finally sorted it. The website makes it sound like an elegantly furnished home with much talk of its history and ownership but in reality it is tired with peeling paint, wallpaper and water stains on the bedroom ceiling. Our room was at the front and extremely noisy with the traffic so impossible to have the window open and sleep and pretty impossible to sleep with it closed. The ensuite was clearly a converted built in wardrobe and although nicely done, there was a crack between the two 'wardrobe/bathroom' doors so that anyone sitting opposite on the chair could see you sitting on the loo! The tight space meant that bending to clean teeth required your bottom being squashed against the wall. The shower was good, but grout dark brown with lack of cleaning. Breakfast is served from 8.30 - when we arrived promptly at 8.30 the owner had just arrived so the dining room wasn't laid up and ready. Poor selection of cereal and one juice only. The cooked breakfast was small but very tasty. Our second pot of tea was clearly made by reusing the teabag as we couldn't get any tea colour from the pot the second time it was filled. Our overall impression was that the owners had lost interest in it. It was far behind the standard of other B&Bs in the area for the same price (oh and breakfast is an extra £8.50 each. On a positive, the location was excellent for access to the town and the restaurant opposite (Southpour) was fabulous. Think very carefully before booking!
